Overview
Al Mouj Muscat was established in 2006 and is developed by Majid Al Futtaim and Tanmia. According to the developer it holds around 8,000 homes and more than 19,000 residents from 94 nationalities, along a 6 km waterfront with a 400-berth marina and an 18-hole championship golf course.
For investors, the point is maturity. Schools, retail, restaurants and hotels already operate, so the rental case does not depend on promises about future amenities. That is also why Al Mouj usually carries a price premium over newer ITCs.
Al Mouj sits in the wilayat of Seeb, which recorded 3,286 broker-registered sales in January to September 2025 and the highest number of mortgage registrations in Muscat in the first half of 2026 (1,378). These official figures cover the whole wilayat, not Al Mouj alone, but they show where Muscat’s financing activity is concentrated.
